Extreme volatility and uncertainty dominated political and economic conditions over the past month, causing enormous swings in financial markets. Consumer confidence plunged to its lowest reading since the pandemic struck, and mortgage interest rates rose. The speed and scale of constantly changing policy decisions emanating from Washington make it virtually impossible to predict their ultimate ramifications, but uncertainty, much less economic pessimism, is not typically a positive factor for housing markets. However, the current administration maintains that everything is going according to plan and any short-term pain will be far outweighed by long-term benefits.

Lots of fun events in Austin in May: Broadway in Austin shows, the Austin Greek Fesitival, and Austin FC games! But, the most iconic event of all is The Pecan Street Festival, a large and long-running arts and music festival in Central Texas, which is celebrating its 50th anniversary with a change of venue. The Spring 2025 festival, usually held on Austin's Sixth Street, will be held close to my home neighborhood at the Hill Country Galleria in Bee Cave on May 3-4. The festival will feature over 300 artisan booths, live music (including a tribute to Austin's Roky Erickson), and family-friendly activities.

Potential buyers are always asking this question: will mortgage rates come back down. Based on the latest data, as of March 24, 2025, the average rate for a 30-year fixed mortgage is 6.77%, according to Mortgate News Daily. While still elevated compared to the lower rates seen during the pandemic, this rate sparks fresh conversations among buyers and sellers.
